Site & Dimensions
- Confirmed lot size meets 5,000 sq ft minimum
- ADU footprint stays within 850 sq ft maximum
- All setbacks measured and verified (5 ft rear & side)
- Height of structure confirmed under 24 ft
- Driveway and parking accommodation planned
- Utility easements identified and avoided
Interior Requirements
- Kitchen with sink, stove, and refrigerator space
- Full bathroom with toilet, sink, and shower/tub
- Bedroom with minimum ceiling height of 7 ft 6 in
- Separate private entrance from main dwelling
- Natural light in all habitable rooms (8% of floor area)
- Ventilation meets building code in all rooms
- Smoke and carbon monoxide detectors planned
- Electrical panel sized for independent unit
